Having said that, it's always nice to know that a building contractor has a good track record in delivering positive results for clients, and that's what this section is all about. Below you'll find a sample of some of the construction projects we've completed. Most of the construction projects involved LUGINA throughout - from planning and design through to building and completion. Where this was not the case, it has been noted. All the building projects were located in London and the South East.

Residential Extension

This build involved knocking down the existing small one storey extension and building a larger two storey extension. The first picture in the series shows the first extension as it is being demolished. The other two show the new extension, and were taken as soon as it was watertight. LUGINA was involved in all phases of the build: building design and architectural drawings, planning permission and building control applications, structural calculations, and building and construction, including underground drainage and first fix plumbing and electrics.


The property is a locally listed building and is situated in a conservation area so planning permission was a challenge. The next door property had had planning permission refused the previous year for a very similar proposal. However, LUGINA's design and use of building materials and argument was accepted by the council first time, resulting in the largest rear extension on the whole terrace.


The extension is built using Structural Insulated Panels (SIPs), a modern moethod of construction (MMC), then clad in London stock brick slips to look authentic. Using SIPs is a great way to keep building material and labour costs down whilst achieving exceptional thermal insulation ratings.


Cost: £35,000

Kitchen

LUGINA was asked to design and install a new kitchen, including flooring, windows and doors, and all electrics and plumbing. As can be seen the space is quite long and narrow and is in a family home so efficient use of space was paramount. This kitchen includes an integrated dishwasher, and a boiler neatly tucked away in a wall cabinet.


The new kitchen was completed on a relatively tight budget - the kitchen itself, including ALL appliances, cost under £4,000. In order to counteract this and render the kitchen more "up-market", we included in our design high spec features such as the tall column radiator, the chrome sockets and switches and the bespoke tiling work. These touches help to lift the look of the entire kitchen.


Cost: £8,000

Bathroom

New bathroom design and installation including tiling, electrics and plumbing. As the only bathroom in a family home, good use of space and facilities that could be used by the entire family (including children) was important.


The budget was not a huge issue on this project, for which we were able to specify genuine Italian marble tiles and upmarket fixtures.


Cost: £4,500

Fireplace

As part of a house refurbishment the client wanted a functional and contemporary fireplace. The solution LUGINA designed and constructed includes a fully working electronically controlled gas fireplace, and an in-built smart TV with audio-visual, HDMI, and USB connections.


Cost: £2,200

Bespoke Staircase

As part of a house refurbishment the client asked for a high end bespoke staircase. LUGINA designed and constructed this staircase, made from solid unstained American Black Walnut. The in-built lights at step level can be controlled from the ground and first floor independently, and the banister is made from 10mm thick frosted safety glass.


Cost: £5,800

Basement Conversion

LUGINA is currently working on a basement conversion, consisting of increasing the head-height by lowering the ground, underpinning the walls, creation of a lightwell and fire escape, installation of a steel beam, damp proofing and drainage, and creation of 2 bedrooms and a bathroom. Underpinning is a specialist service and requires very careful planning and engineering. Please contact us for advice about underpinning.
